Our fees include all work involved in your transaction and we do not charge an additional fee to deal with the mortgage work for a standard sale or purchase.
Mortgages and remortgages
We offer a comprehensive mortgage and remortgage service including more complex transactions such as transfers of equity subject to existing mortgages. We understand the importance of working to our clients timescales and meeting the specific requirements of the lenders.
Joint ownership agreements
If two or more people are buying property together, it is important that an agreement is made at the outset about the division of the monies when the house is sold. We can help you draw up such an agreement.
We act for Landlords and Tenants and we have expertise in dealing with Lease extensions and the rights of Tenants to extend their Leases, acquire the Freehold or take on management of their buildings. It is important that legal advice is obtained early to ensure the Lease remains marketable and acceptable to mortgage lenders.
We understand and will advise on the requirements of the Land Registry and lenders and will prepare Leases for new Residential developments and conversions and advise on the setting up of related Management Companies.
Buy-to-let purchases and assured shorthold tenancy agreements
Many of our clients buy investment properties to rent. We are able to act for you and your lender and the firm can advise on the appropriate form of Lease or Licence for your proposed tenants.
